Design and Construction Process

According to your needs, O’Neil Architects provides you with architectural design services and construction documents, guides you through the entire construction process, and works with you to select interior fixtures and finishes. We have solid, long-standing relationships with many quality builders in the area and can help match one to your project from the very beginning of the design process, so that the builder can provide input on budget and schedule throughout the entire project.  Alternatively, we can guide you through the traditional bid process, where a builder is chosen through a competitive bid process after the construction documents are completed.  Each method has its advantages, and we can help you decide which approach would work best for your project.  Whether you are renovating, adding on, or building from scratch, we can work with you from conception through completion of construction to provide you with a satisfying design and building process.

Design 

We begin this phase with a thorough site analysis, documentation of the existing conditions of your home or site, and include any zoning regulations, code and historic preservation requirements necessary. Working directly with you, we will clarify project requirements, further refine your goals and needs, and propose a well-designed solution, often presenting several different schemes for discussion.  We use a variety of presentation methods including 3D modeling software, CAD drawings, freehand sketches, and  perspective models and renderings.

Construction Documents 

This phase includes complete written specifications describing materials and construction methods required for the project, and working drawings (site plan, floor plans, framing plans, sections, exterior elevations, electrical plans, structural details) for the project. These documents are reviewed with you at several points during their development period. If necessary, we hire engineers and other consultants who may be needed to complete the plans and integrate their design work into our drawings. The Construction Documents are prepared for a licensed, experienced General Contractor to build the project. They can be used either for competitive bidding or by a pre-selected builder.

Contract Administration 

During construction of the project, at your request, we provide contract administration services, assisting you in obtaining bids or negotiated proposals, selecting a General Contractor and answering construction questions from you or the contractors. We can visit the site to assess the progress of construction, and assist you in approving contractor payment requests, reviewing any change orders, creating a punch list at the point of substantial completion, and we can assist in approving final payment.

Other Services 

We  have in-house Interior Design expertise ranging from providing space planning, furnishing plans, lighting plans and built-in designs to specifying and selecting materials, furnishings, accessories, appliances, lighting fixtures, colors, fabrics, and finishes. Depending on your requirements this can involve providing you with a list of website links, kitchen design showrooms, and product manufacturers for you to research and investigate on your own; visiting showrooms and distributors with you to assist in making selections; or even bringing the product information and samples to you if you prefer.
